General construction for a new low income Senior Housing HUD 202 project. The building will be a four story block/plank structure with exterior brick pre-cast linear facade and sills. There will be 49 residential one bedroom Senior living units for residents age 62 and older. Each 540-square-foot apartment will be handicap-adaptable and will feature Energy Star fixtures and appliances, as well thermal bypass details to assist in the efficient utilization of utilities. Each unit will also have a senior nurse call button and be connected to a common area building entry system. The senior residents will have available a 2,000-square-foot community/assembly room and warming kitchen to support their activities. The building is approximately 45,000 sq ft.

The existing 42,888 SF structural steel, concrete and masonry former coconut processing and storage warehouse was erected in 1919. Linked to this existing building will be a new 35,054 SF, 7 story steel framed addition with metal framed curtain wall and Zinc facade. The complex will include 30 luxury loft style condominiums with retail shops on the ground floor. High speed data wiring will be installed throughout, along with individually controlled multi-zone HVAC and audio/video entry security systems The project will include a sedum covered green roof and will yield one of New Jersey's first LEED-certifies green residential buildings.

New construction of a three story, 46,388 sq. ft. 50 unit apartment building for Seniors. Construction is slab on grade, CMU masonry with concrete plank floors. The exterior is split face block with cultured stone and EIFS accents. There are three gable accents with standing seam roofs and an entrance canopy with stone columns and a standing seam roof. The main roofing material is EPDM. This new facility will connect to an adjoining existing building. The existing Community Room will undergo renovation an the existing entrance canopy will be reconstructed to match the new. The project also includes site clearing, new detention basin, and a storm water management system for the five acre site.

The former Passaic Elks Lodge was constructed in 1922 and is listed on the National Historic Register. All work is being performed according to the US Department of Interior, Historic *Restoration Standards, and the guidelines of the NJ Energy Star Program.
Interior scope of work includes restoration of the 2 story Grand Ballroom and the installation of 2 hydraulic elevators. Reconstruction to create 40 apartments.
Exterior scope of work includes restoration and cleaning of the terra cotta cornice, Flemish Bond brickwork, the stone band course, the limestone engaged portico and the granite foundation base.
